General

​​

  • Window facing the lane - lower sash is restricted to prevent falling.

  • Window in stone wall bedroom - the flat roof is not to be accessed.

  • The stairs are steep, please take care when going up or down.

  • The loft bed is accessed via a steep ladder, please only allow older children and adults who can use the ladder safety to sleep up there.

  • The paving slabs in the courtyard are regularly jet washed, but could be slippy in extreme cold/ice/snow. During winter months a snow shovel is provided, and salt ... should it be needed.

  • If using the cot and highchair please ensure these are properly erected before placing a baby inside.

Fire and evacuation

  • Please refer to the Peak Venues info for guests guide via the 'My stay planner' in your booking details.

  • Interconnected smoke detectors are mounted down stairs and in each bedroom. These will all sound should the alarm go off.

  • The front door has a thumbturn lock to enable easy exit in case of emergency.

  • Emergency lights are located in each bedroom and on the landing. The bedroom lights are on a motion sensor. They will illuminate incase of a power cut. They can be removed from the plug cradle and used as a torch ( button on the side). Please return to cradle after use to ensure they are fully charged.

  • An emergency torch is mounted on the landing. This rechargeable torch can be used in case of emergency. There is a night light attached at the base which will activate in dim lighting conditions. please do not switch off.

  • Smoking in not permitted in any part of the cottage.

  • Candles and tea lights are not to be used inside.

  • Refer to the keeping cosy section for how to safely light and dampen the log burner. Do not leave the cottage or go to bed with the fire still lit.

  • Do not leave the hob or oven unattended when in use.

  • BBQ is to be used away from the house and on a non flammable surface ( not to be used on tables or chairs or benches)

  • Close bedroom doors at night.

  • Only use the dishwasher and washing machine when present in the house.

  • A fire blanket and fire extinguisher are located in the kitchen.

Health and Safety Assessment

The cottage semi-detached stone cottage situated in the heart of the village of Litton in the Peak District. The cottage was refurbished in 2019. 

We have tried to provide as much information as possible in this statement, but if you have any queries, please do call. We look forward to welcoming you.

 

Guests

We have identified two groups for whom the property may not entirely be suitable for which are:

Children and infants – must be supervised at all time. Please note access to the loft bed must be supervised for younger guests The high level loft bed should be used with caution. The bed platform is high and accessed via a steep ladder. Please assess if this bed is suitable for use on an individual basis. Please establish that the users will be competent to climb down alone in the dark and in case of emergency.

Elderly or mobility restricted - the courtyard paving is uneven, please take extra care wehn entering and leaving.

The stone can become slippy when icy, de ice salts are provided for adverse weather.

The stairs are steep and winding, a handrail is provided but this is an old cottage and the stairs are steeper than found in in newer buildings.

 

Arrival & Car Parking Facilities

There is off road parking for 1 medium sized car on the gravelled area opposite the cottage by the small stone barn. Please ensure that the car is tucked well onto the gravel and ensures that the lane remains clear for the neighbours.

 

Vehicles are left at the owners risk, no responsibility will be taken for damage or theft.

The parking area is not lit. Please take care when arriving at night.

Additional parking can be found on the road or across Mires Lane by the playground. Vehicles are left at the owners risk, no responsibility will be taken for damage or theft.

 

The entrance to the cottage is via the small green gate. There is a small step under the gate when entering the courtyard, be aware of this as it may cause a trip hazard.

The courtyard is lit with LED light on a timer, these are set to come on at dusk and will switch off automatically.

 

The paving slabs in the courtyard are a little uneven, please take care while using the outside seating.

 

The key to the cottage is located in a key safe mounted on the fence directly opposite to the front door, the code will be sent to you prior to your arrival.

 

 

Kitchen

There is a gas hob set into the work top at a standard height. Below this is an electric oven, instruction manuals can be found in the house folder.

A standard front load washing machine and combined tumble dryer are provided.

The microwave is located in the cupboard next to the oven.

There is an integrated fridge with freezer box.

Please ensure when using the highchair that the legs re correctly clipped in before allowing the baby to sit in the seat, and use the 3 point harness. Do not leave the baby unattended. We ask that the highchair is only used on the wooden floor.

Do not place hot pans directly on the wooden work top as it will damage the surface, please use the trivet provided.

 

The Stairs

The stairs are old and steeper than many modern homes. They could be slippery in slippers/socks, so extra care should be taken, and at all times use the handrail when using the stairs. Note Guests must take every care to ensure the safety of any visiting child/infant or less mobile adult. No stair gate is provided.

Guests with mobility problems – please take care on the steps, this cottage is not suitable for those with severe mobility issues.

 

Bedrooms

Bedroom 1

The window is a sliding sash window which opens from the top and bottom. Please ensure children do not have access to the window when the lower section is open.

The flat roof outside this window is NOT SUITABLE TO WALK ON.

A wardrobe is provided with shelves and a hanging rail. The top cupboard is not for general use.

 

Bedroom 2

The window is a sliding sash window which opens from the top and the bottom.

Due to the quirky nature of old buildings, this room has a very low window sill. Please ensure children are not left alone with the windows open as there is a risk of falling. Stays have been fitted to prevent the lower window from opening more than 100mm. Should ventilation be required we recommend this section is used.

Please note access to the loft bed must be supervised for younger guests. The bed platform is high and accessed via steep ladder and be should be used with caution.

Please assess if this bed is suitable for use on an individual basis. Please establish that the users will be competent to climb down alone in the dark and in case of emergency.

The Kingsize bed has wall lights mounted on the headboard. These are operated via a push button and can also be dimmed using the rotating switch.

Hygiene and Welfare

Mattress protectors and pillow protection is fitted. Sheets, duvet covers & pillowcases are pure cotton.

Duvets and pillows are hollow fibre filling Hereford hypo allergenic with polycotton covers.

We advised guests to bring a small emergency First Aid kit with them.

Note, most lights have energy saving light bulbs.

 

 

Central Heating

Holborn Cottage is gas central heated. The heating is set on timed. Please refer to the welcome book for further details.

Each radiator is controlled by a thermostat and be adjusted individually (please note that the towel rails temperature cannot be adjusted).

Bathroom

Please take care when getting in or out of the shower, and be aware that a tiled floor can become slippery. Please use the bath mat provided. There is underfloor heating installed which will help dry damp areas, but if excessive water is spilled please wipe dry.

External grounds

The paving slabs in the courtyard are a little uneven, please take care while using the outside seating.

All children must to be supervised whilst playing.

Please expect to meet some wildlife, including the odd spider, mouse, bird, fly, bee, wasp or other creature, which may also make their way into a property unbeknownst to the owner. If this is likely to be a problem, it would be best not to book. (If any of these creatures are encountered, do not panic, but contact the owner in a calm and reasonable way - but only if the creatures become a serious menace.

Walking and climbing on the walls in the garden is not permitted. Some of these walls are of ‘drystone’ construction and maybe unstable.

Please take care when using the external grounds as areas can be slippery when wet, please use with caution.   

The use of BBQs is only allowed in the designated area in the grounds and must be supervised at all times. Ensure the BBQ is not left unattended when lit.

Belongings are left at the owners risk, no responsibility will be taken for damage or theft
